We carefully photograph and/or do check in/out sheets for all rental properties prior to and after tenant occupation. In the digital photo documentation and with the written documentation we pay special attention to property defects and chattels for future property condition reports. Photographs are useful as evidence of property condition for the accounting of tenant security deposits.

  • At no additional cost to you we incorporate information and pictures of your rental in our web site www.assuredrpm.com. Usually we place a "For Rent" sign with advertising brochures in the yard of your rental home.
  • Potential tenants can fill out an on line application.
  • We list your rental property on our website and post digital pictures of both the interior and exterior of the property.
  • We personally show your property, pointing out amenities of the property and the neighborhood.
  • We screen prospective tenants by using credit company reports, eviction reports, criminal reports, personal interviews, references, and minimum income criteria requirements.
  • We use detailed lease forms that spell out tenant responsibilities.
  • We send you complete accounting statements each month or provide you access to an on line statement.  Your owner proceeds check is direct deposited into your bank account.
  • We survey maintenance problems or issues, lawn care and more. We take the necessary action to correct any negative situations.
  • We use independent maintenance people, known through our experience to do a good job, at reasonable rates.

  1. Your owner proceeds check is mailed to you or direct deposited into your account every month on or before the 15th of the month. Your check is always on time and will never bounce.
  2. No management fee is charged if no rent is collected. Rent is due on the 1st, if not received by the 6th a 3-day notice to pay or vacate is posted.
  3. We adhere, monitor and insure that your rental is in compliance with all known property and safety codes to reduce your risk as an owner of a Colorado rental unit.
  4. We run a credit report, a criminal report and an eviction report on all prospective tenants. We personally call and verify prospective tenant's reference information.
  5. Your tenant is our customer and we do everything we can to satisfy them with prompt repair request response when a repair that is covered in their lease occurs.
  6. Our vendors are required to carry and provide proof of liability insurance and/or workman's compensation insurance. Most vendors have worked with us for years. They provide prompt, courteous service and know they will receive payment promptly.
  7. If you request, we can mail copies of all invoices to you each month with your owner's statement report. We coordinate the repair at no additional charge to you; additional mark ups are never taken.
  8. Annual, optional maintenance surveys are scheduled prior to lease expiration at a minimal cost to you. These surveys provide us with a good look at your rental prior to offering the tenant a new lease. Repair or improvements can be scheduled while the property is occupied.
  9. Renewal packages are provided to your tenant in advance of their lease expiration at no cost to you. Nothing costs you more than a vacancy and we work hard to reduce the likelihood of having one.
  10. We thoroughly photograph your single-family property inside and out between tenants.  Our staff is trained to properly complete check-in checkout reports. This discourages
    discussion, regarding, security deposit return.
  11. Security deposit disposition is handled promptly and according to Colorado law.
  12. Accounting at year-end is completed in the first weeks of January allowing you accurate and timely preparation of year-end tax information.
